Buying a property is a one-time decision. Owning it comes with recurring costs that continue every year. This calculator provides an estimate of common annual property costs for non-resident owners, including IBI, non-resident income tax (IRNR), insurance and fixed utility charges. The calculation is based on the cadastral value (valor catastral) rather than the purchase price, because that is how several Spanish property taxes are determined.
| Cost item | Rate / range |
|---|---|
| IRNR (EU/EEA residents) | 19% on imputed rental income (1.1% of valor catastral if revised; 2% if not revised) |
| IRNR (non-EU residents) | 24% on imputed rental income (same imputed base) |
| IBI | Approx. €600–800/yr (varies by municipality — use your own bill for the exact amount) |
| Building insurance | Approx. €250–500/yr |
| Utility connection fee | Approx. €300–600/yr (fixed charges, excl. consumption) |
IRNR rates based on Spanish tax law (Modelo 210). IBI and cost estimates based on typical Baix Empordà properties.
Indicative calculation. IBI, IRNR and municipal rates vary by property, municipality and personal situation. This is not tax advice.
