Spanish mortgage documents for non-residents

If you're applying for a Spanish mortgage as a non-resident, this is the paperwork you'll be asked to gather. The list below is grouped so you can work through it and tick items off as you collect them. Every Spanish bank has its own variations, so treat this as the core set rather than an exhaustive rulebook for every lender. Before you start

Some of these documents need to be officially translated or carry an apostille before a Spanish bank will accept them. Which documents, and whether an apostille is required, depends on the bank and on your specific file.

Banks generally ask for both: the return (what you declared) and the final assessment (what the tax authority confirmed).

Variation by income type

Self-employed: add two years of annual accounts and business tax returns. The documentation load is noticeably heavier.

Company director / shareholder: add dividend documentation, annual accounts, and an accountant's statement if requested.

3. Bank statements and assets

Possibly also requested: business bank statements if you're self-employed.

4. Existing financial obligations

Possibly also requested: a credit report from your home country, or proof that you have no outstanding debts.

5. Source of funds

This is the section where non-resident files most often need extra backup. A bank statement proves a balance exists; it doesn't prove where the money came from. For each source, be ready to show its origin:

One rule worth knowing up front: Spanish banks generally don't treat borrowed money as part of your own contribution. Funds raised through a loan or a higher mortgage in your home country usually won't count toward your own input.
